CROOKSTON PLANNING COMMISSION APPROVES TWO LAND USE DETERMINATIONS FOR CHEDA

The Crookston Planning Commission met last night inside the City Hall Council Chambers to discuss the validation of two Land Use Determinations from the Crookston Housing & Economic Development Authority (CHEDA). The meeting lasted only 10 minutes and the job of the Planning Commission was to determine if both pieces of property fit within the City’s Comprehensive Plan.

The first Land Use Determination was for Parcel #82.03750.00, which is a CHEDA parcel that is a 35-ft. side frontage located from Bruce Street to approximately 499 feet deep to the rear of the Auditors Replat of Industrial Addition Lot B and in an I-1 Heavy Industrial Zone that CHEDA reserves the right to sell. CHEDA was proposing to sell the Parcel as an aid in the future development of the businesses that surround it. After reviewing the property, the planning commission voted unanimously that it was within the City’s Comprehensive Plan, and the item was voted forward and will be before the CHEDA board at their meeting this Tuesday, May 17.

The other Parcel being discussed was #82.02672.04, which is the home at 1603 Hoven Lane. The lot is a 77-foot-wide frontage by Hoven Lane and 107 feet deep. The home has been constructed by the Northwest Minnesota Housing Cooperative for CHEDA, who is proposing to sell the house as it has been in construction since 2019 by the Crookston High School Trades classes. Construction has slowed due to COVID restriction. Due to the property not being presented to the Planning Commission for the Land Usage Determination when it was initially proposed and constructed, it requires recommendation to the City Council so it would meet the City’s Comprehensive Plan. Once again, the job of the Planning Commission was to review the property to make sure it fits within the City’s Comprehensive Plan, and after some brief discussion it was voted forward unanimously, and the property will now be discussed by the CHEDA board at their upcoming meeting this Tuesday, May 17.

The next Planning Commission meeting will take place in June unless there aren’t any agenda items.
