CROOKSTON PLANNING COMMISSION APPROVES VARIANCE AND LAND DETERMINATION

The Crookston Planning Commission met on Tuesday evening at Crookston City Hall and approved a variance request from Keith and Kay Oien and a zoning request by the Ag Innovation Center for the Colburn property.

MILL STREET VARIANCE REQUEST-
Keith and Kay Oien brought a variance request for their property at 132 Mill Street to allow building a garage on the lot.  The garage would be built three feet off the west property line by Hubbard Street.  Crookston Building Inspector Greg Hefta said Mill Street is one of the widest streets in Crookston at about 80 feet wide and the garage would be 24 to 26 feet from the road.  The variance was accepted with the variance at one foot eight inches from the property line because the 16-inch overhang of the garage would have to be taken into account.  “They had a lot that was pie-shaped and we needed to give them clearance for their garage on Hubbard Street.  They had no other place or a good position for a garage,” said Hefta. “It is an 80-foot wide road and we still aren’t touching the right away clearance of the road or the city right away.”

LAND USE DETERMINATION-
The second item of discussion was a land-use determination for the Colburn Property.  The Ag (Soy) Innovation Campus is looking to develop a specialty crushing facility to process soybeans.  The land targeted for development is about 10 acres on the northwest corner of the Colburn property.  Hefta said the planned use fits the industrial zoning. “It will be a soy crushing plant with trucking, research, and future research.  It will be a good use of city land and good for the City of Crookston,” said Hefta. “The planning committee makes the determination if it should be moved ahead to the city council and they did, so it is a step in the right direction.”
