The Crookston Planning Commission met on Tuesday evening in the Crookston City Hall council chambers to discuss a conditional use permit for a new business.
The commission discussed the property at 931 Tuttle Avenue, the Service Pro property. Dan Kallevig, the owner of Kal’s Motor Group of Wadena, requested the permit to put a car dealership in addition to sales of other motorsports vehicles, ice houses, and similar equipment on the premises, but predominantly on the north portion of the parking lot at Service Pro. The lot would be located primarily where Service Pro displays its lawnmowers in the front of the business, along old Highway 75.
During the meeting, Crookston Planning Commission was able to reach Kallevig by phone call. Kallevig claimed the initial plan is to structure 931 Tuttle Avenue similar to Kal’s Motor Group lot in Wadena, just in a scaled-down version. Kellevig is hoping to buy the lot right away but was open to the idea of possibly renting at first in a six-month or one-year lease. “This is an owner-to-owner decision with what they want to do with the property and how they want to make a purchase and make a rental,” said Crookston Building and Zoning Director Greg Hefta.
The alleyway located in the property has been vacated by previous public action and resolution through the City Council. This is also a part of the property being sold. “All of that alleyway is now a portion of the lots that are considered to be sold,” said Hefta. “There are no specifications to what they are doing with the alleyway.”
CONDITIONAL USE PERMIT
For Kals Motor Group to receive the conditional use permit, the City of Crookston needs to address if the applicant meets the general standard and zoning requirements. The commission reassured Kallevig’s official plan with the lot. “Their intent is to purchase the lot for used car sales and also additional equipment, like ice houses and motorsports vehicles,” said Hefta. “This zone is also required to be deemed an industrial zone due to there being a business on the property.”
PLANNING COMMISSION DECISION
The Planning Commission voted unanimously on recommending the conditional use permit to the Kal’s Motor Group and owner Dan Kallevig. This recommendation will be sent to Crookston City Council, where the final decision will be made.
